Enter the asking price for the property you're looking at, and quickly you can see what you should offer to make it profitable enough to interest you. Also great when looking at a home for yourself to ensure you aren't overpaying compared to renting.
Calculates mortgage payments, insurance rates, maintenance and management costs based on standard percentages and interest rates. (Defaults are easily adjustable to personalize the results for your location and credit score.) Displays the effective cap rate, and highlights it based on your personal financial goals.
Upgrading to the premium version adds e-mail support to send your results to yourself or others for archiving.

[2012-12-10] A Google User: meh not useful. It makes too many assumptions and does not allow you to change any parameters aside from what you pay vs the asking price and the local tax rate. It gives an automatic assumption of 20 percent down, and does not even let you change the interest rate! It's not worth it, even for free. |
